Minor Land Division – Any division of land where the resulting parcels are less than thirty five (35) acres each. Minor land divisions include the division of land by the owner or subdivider resulting in the creation of two (2), but not more than four (4), parcels or building sites; or the division of a block, lot or outlot within a recorded subdivision plat into not more than four (4) parcels or building sites, inclusive of the original remnant parcel, without changing the exterior boundaries of the block, lot or outlot; or the division of any number of parcels greater than three (3) acres in area (exclusive of any right of ways). No more than four (4) parcels or building sites regardless of size and inclusive of the original remnant parcel, are to be created by successive divisions within a period of five (5) years. All such minor land divisions shall be made by a certified survey map.
